Newrez is excited to announce that we will recognize certain crypto assets when you apply for a mortgage. This means you can use your eligible crypto holdings when verifying assets or estimating income to help you qualify for a mortgage without having to liquidate.
Newrez currently accepts Bitcoin (BTC), Ethereum (ETH), Securities and Exchange Commission (SEC)-approved spot Exchange-Traded Funds (ETFs) backed by BTC or ETH, and United States Dollar (USD)-backed stablecoins in the mortgage qualification process.
Eligible crypto assets need to be held with U.S.-regulated crypto exchanges, and retail FinTech apps, SEC/Financial Industry Regulatory Authority (FINRA)-regulated brokerages, or nationally chartered banks under Office of the Comptroller of the Currency (OCC) oversight.
At Newrez, we understand that crypto holdings are an important piece of many prospective homeowners’ financial assets. But crypto holdings don’t always appear in traditional asset or income documentation. By recognizing Bitcoin, Ethereum, and other crypto, we’re removing barriers to homeownership for borrowers with nontraditional holdings—giving them more flexibility and potential buying power.
By allowing the use of eligible crypto holdings, Newrez expands how financial assets can be considered during the mortgage approval process. No, you don’t need to liquidate your crypto to qualify for a Newrez mortgage. We will recognize eligible crypto holdings for income estimation and asset verification without requiring liquidation.
A market-adjusted valuation will apply to qualifying crypto assets, ensuring we prudently integrate eligible crypto assets into our mortgage decisions.
To account for market volatility, Newrez applies a conservative valuation approach to eligible crypto assets during the mortgage qualification process. This means your qualifying crypto assets may be valued below their market spot price to help mitigate volatility risk. Mortgage qualification and purchasing power will reflect this adjusted valuation of your crypto assets.
Once your mortgage is approved, you’ll need to provide your required funds in USD at closing. Our solution gives you flexibility to decide which funds to use to meet those costs at time of closing.
In February, Newrez will allow the use of eligible crypto assets for mortgage qualification on several of its Smart Series® products, supporting both home purchases and refinances for primary residences and investment properties.
No, all mortgage payments must be made in USD at this time.
